How much does property management software cost for a few rooms?

Is there really a free PMS, or is it a trial?

It is free forever, not a trial. The free plan includes reservations, the planner, guest management and invoicing, with no cap on the number of rooms. Paid plans add distribution and direct booking, not the basics.

What is a channel manager, and does someone with 6 rooms need one?

A channel manager keeps your availability and rates identical across every booking site you sell on, in both directions: a booking on one channel immediately closes that room everywhere else. A small property needs it more than a large one, because a single double-booking is a larger share of your month and you have no reservations team to catch it.

Can I connect Booking.com and Airbnb at the same time?

Yes. Booking.com, Airbnb, Expedia and Agoda can all be connected to the same property, alongside your own website and direct bookings. A booking on one channel immediately closes that room on the others.

How long does setup take?

Connecting channels is self-service and takes minutes. There is no implementation project, no scheduled onboarding and no waiting on a technician.

Do I need technical skills?

No. Everything is done in the app. If you can manage your Booking.com extranet, you can connect a channel here.

What happens when I have more than 9 rooms?

Up to 9 rooms the channel manager is €25 a month, flat. Above that the price grows with how many you have: type your number into the box in the pricing section above and it shows exactly what you would pay. €25 stays the minimum, and paying yearly costs 10 × the monthly price.

Can I take direct bookings without paying commission?

Yes. The Basic plan adds the Website & booking engine module, so guests can reserve on your own site. Those reservations carry no channel commission.

Which countries is it available in?

Hoteliera is available across the EU and the interface is available in English, Romanian, Spanish, Italian, French, German, Portuguese and Hungarian. Additional local booking channels are available in some markets.
